Selling prices are up in South Queensferry and Dalmeny, particularly for houses. Demand is now at a high for these types of properties.
Latest data from the ESPC shows that in the last three months there has been a 15.4% selling price increase for three bedroom houses in South Queensferry compared to 2015 and two and four bedroom houses have also shown a rise. This area is becoming increasingly popular for families, and there is an appeal with the new Queensferry Crossing being built increasing commuter and transport links (due to launch May 2017).
Currie, Balerno and Juniper Green have also seen a large selling price increase. The selling price of three bed houses in Currie, Balerno and Juniper Green are up by 21.4% in the last three months compared to 2015.
Another area showing an increase in selling price is the New Town and West End of Edinburgh with two bed flats showing an increase of 13.6%.
There is a huge demand for properties in Edinburgh right now, however, not enough property supply to meet the demand from prospective buyers. ESPC notes that there continues to be an annual drop in new property sale listings. This is due to a shortage of properties on the market, rather than a decrease in demand for properties.
